RomReal : First Quarter (Q1) 2019 Financial Results and Investor Presentation
RomReal hereby presents the highlights of Q1 2019 Report:
Net Asset Value (NAV)
- Net Asset value was EUR 0.47 (NOK 4.59) per share, being 1.6% lower compared to the end of the fourth quarter 2018. This was mainly driven by the unrealised exchange loses following the depreciation of the RON against the EUR.
- The year-end 2018 valuation was concluded by Knight Frank during February 2019. Consequently, no further changes were made to the value of the investment properties during the quarter. (...)

RomReal : Final Bucharest property sold
RomReal's final property in Bucharest the "Alexandriei plot" (13,263 sqm), has recently been sold by its subsidiary company WESTHOUSE GROUP for the total gross amount of EUR 1,850,000 to be paid in instalments. An initial installment of EUR 500,000 EUR is already received and a seller's credit for the rest, EUR 1,200,000 is to be paid in one year. RomReal : RomReal has agreed to sell its remaining holding of farm land
RomReal has agreed to sell its remaining holding of farm land, totalling 864,534 sqm in the County of Constanta. The net price agreed is about EUR 605,000 , compared to the most recent IFRS valuation of EUR 389,040 representing an IFRS premium of about 50 per cent. A non-refundable amount of EUR 105,043 has been paid by the buyer. - Net Asset value was EUR 0.44 (NOK 4.08) per share, 4% down compared to the end of Q1 2017. The decrease in NAV is mostly due to transaction costs during the second quarter related to the finalisation of previously announced plots disposals.

RomReal :Final pending Land Bank Sales Agreement concluded 31 March 2017
On 2nd January 2017, RomReal announced two conditional sales agreements totaling gross EUR 17.75m before tax/sales commissions. Following the completion of the EUR 15.1m Mamaia North sale on the 29 March 2017, the second pending Land Bank sales Agreement, Morii Lake, was completed on Friday 31 March, 2017 for a gross amount of EUR 2.65m as previously agreed.

RomReal :Conditional One pending Land Bank Sales Agreements concluded 29 March 2017
On 2nd January 2017, RomReal announced two conditional sales agreements totaling gross EUR 17.75m before tax/sales commissions. The largest of these two independent transactions, the sale of the Mamaia North development project in Constanta, totaling gross EUR 15.1m is now concluded. The selling price for Mamaia North is set to increase by another EUR 0.4m, if a RomReal subsidiary is to win an on-going legal dispute with the local municipality regarding 1,453 sqm part of the plot.

RomReal :Conditional Land Bank Sales Agreements of EUR 17.75m to EUR 18.15m
RomReal is pleased to announce two conditional sales agreements totalling gross EUR 17.75m to EUR18.15m before tax.
One of the two remaining development projects in Bucharest, Morii Lake, is agreed to be sold for a gross amount of EUR 2.65m, with closing date March 31, 2017. The Buyer has provided a guarantee of about 10 per cent of the transaction value.

Net Asset Value (NAV)
- Net Asset value was EUR 0.44 (NOK 4.10) per share at the end of Q4 2015, a 5.8% decrease compared to the end of Q3 2015. As of 4Q 2014, NAV was EUR 0.48 (NOK 4.04).

RomReal : Sale of plot and related party transaction disclosure.
RomReal's Board has agreed a sale of 1,956 square meters of the Balada Market property (total area 7,188 square meters) in Constanta. The price agreed is EUR 275 per square meter and in line with the most recent Knight Frank IFRS valuation.
RomReal is expected to collect the net price of about EUR 537,900 meaning that any VAT and/or commissions will be covered by buyer. The bulk of the proceeds from this potential sale are projected to reduce the Alpha Bank loan.
